Depending on whether you will want us to build your house extension at the side or the rear of your existing home, and whether it will be a single storey or multiple storey, there are a couple of factors to consider in whether you will require planning permission.
Do I need planning permission for an extension?
Planning permission for single storey side extensions
Your side extension will not require planning permission from your local authority if:
- It will be only single storey and not higher than 4 metres or the highest point of your existing roof.
- It will be sited on the side of your home and will not be wider than half the width of your home as it was first built (before any other extensions were built, including those by previous owners).
- The external façade will match that of your existing home.
- Not more than 50% of your garden is already built upon, or will be once your extension is complete. This includes any outbuildings which may already exist.
- Your home is not sited on designated land (e.g. conservation areas, areas of outstanding natural beauty, etc.).
Planning permission for single storey rear extensions
Your rear extension may not require planning permission from your local authority if:
- It will be only single storey and will not be higher than 4 metres or the highest point of your existing roof.
- It will be sited on the rear wall of your home and the depth will not be more than 3 metres if your home is attached or 4 metres if your home is detached.
- The eaves height will not be more than 3 metres and not higher than the eaves height of your existing home.
- The roof pitch will match that of your existing home.
- You will not specify any verandas, balconies or raised platforms.
- The external façade will match that of your existing home.
- It will not be forward of the common building line or existing elevation which fronts a highway.
- Not more than 50% of your garden is already built upon, or will be once your proposed extension is complete. This includes any outbuildings which may already exist.
- Your home is not sited on designated land (e.g. conservation areas, areas of outstanding natural beauty, etc.).
Planning permission for any multiple storey extensions
Your multiple storey extension may not require planning permission from your local authority if:
- It will not be higher than the highest point of your existing roof.
- The depth of your rear extension will not be more than 3 metres.
- The eaves height will not be more than 3 metres and not higher than the eaves height of your existing home.
- The roof pitch will match that of your existing home.
- You will not specify any verandas, balconies or raised platforms.
- The external façade will match that of your existing home.
- All upper-floor side facing windows will contain obscure glazing and any openings will be at least 1.7 metres above the finished floor level.
- It will not be sited closer than 7 metres to your rear boundary.
- It will not be forward of the common building line or existing elevation which fronts a highway.
- Not more than 50% of your garden is already built upon, or will be once your proposed extension is complete. This includes any outbuildings which may already exist.
- Your home is not sited on designated land (e.g. conservation areas, areas of outstanding natural beauty, etc.).
Do I need building regulations approval for an extension?
All side, rear, single and multiple storey extensions will require building regulations approval from your local authority.
