Third party involvement with loft conversions
Do I need planning permission for a loft conversion?
Depending on the finished volume of your loft conversion and any extensions you will want us to make to your home’s existing roof, there are a couple of factors to consider in whether you will require planning permission. Please see our separate guide to planning permission for loft conversions for full details.
Do I need building regulations approval for a loft conversion?
All loft conversions, where a liveable space is being created, will require building regulations approval from your local authority.
You should also consider that if you are wanting to lay floor boards over your existing ceiling joists in your loft space, to create a ‘store room’ for example, then you may also require building regulation approval. Remember, ceiling joists are not designed to support any significant loads and could fail if overloaded!
Do I need to inform my home insurance company once you complete my loft conversion?
Your insurer should be made aware of the additional space within your home so that it is covered by your policy.
The work involved with a loft conversion
How do I know if my loft can be converted into a habitable space?
The key factors which will determine how financially viable your existing loft is to conversion are the existing height, pitch, width and type of roof you have and whether you have sufficient space for a staircase on your floor below. Please see our key points to consider about loft conversions.
What size floor area can I expect in a 50 cubic metre loft conversion?
If your loft conversion will not exceed 50 cubic metres and thus may not require planning permission, this would equate to a usable floor area of approximately 20 square metres.
How much does a loft conversion cost?
The average cost of a loft conversion in the UK is £30,000 for a conversion consisting of two bedrooms, one bathroom and one dormer extension. Although this is an average loft conversion cost for the UK, lofts do vary in their dimensions and existing specification and there are a couple of variables which will determine your total loft conversion cost. Please see our separate guide to the cost of loft conversions for full details.
How long does a loft conversion take to complete?
The average loft conversion takes six weeks to complete but is dependent upon its complexity and the fixtures which are required (e.g. bathrooms).
