There a three factors to consider when planning your new porch and whether you will require planning permission or building regulation approval, these are:
- The height.
- The ground floor area.
- The distance from any boundary and highway.
Do I need planning permission for a porch?
Most porches will not require planning permission from your local authority, unless:
- The external ground floor area will exceed 3 square metres.
- Any part of the porch will be more than 3 metres in height.
- Any part of the porch will be sited within 2 metres of any boundary or a highway.
- You home is a Listed Building.
In certain circumstances, your proposed porch may be of a size where it is no longer considered a porch (within the meaning of the amended General Permitted Development Order 2008) but an extension to your home. Usually, if you do not meet the criteria as set out within the Order, you would require planning permission. However, provided you do meet the relevant criteria as set out within the Order, your proposal could be considered as Permitted Development which would mean that you would not require planning permission.
Do I need building regulations approval for a porch?
Most porches will not require building regulations approval from your local authority, unless:
- The external ground floor area will exceed 3 square metres.
- The porch will not be constructed at ground level.
- The front entrance door between your existing home and the new porch will be changed.
- Your home has specific access for disabled people and the porch may adversely affect their access.
